About the Role
As an Accountant / Finance Specialist, you will be responsible for the accounting of a real estate development company and preparation of financial information – from recording primary accounting documents to preparing annual financial statements, budgets, cash flow forecasts, and coordinating the audit process.
Key Responsibilities
Independently manage the company's full accounting – from primary accounting documents to the preparation of annual financial statements.
Check and record purchase and sales invoices and issue invoices.
Account for bank transactions, prepare payments, and control settlements.
Monitor settlements with customers and suppliers and reconcile outstanding balances.
Account for revenue, costs, inventory, fixed and current assets related to real estate projects.
Account for VAT, including reverse-charge VAT, accruals, provisions, and other business transactions.
Prepare and submit tax returns, i.SAF registers, and other mandatory reports.
Calculate salaries, holiday pay, sick leave payments, and other employment-related payments.
Prepare employment contracts and other documents related to employee hiring, employment administration, and termination.
Prepare monthly, quarterly, and annual financial statements.
Submit annual financial statements to the Register of Legal Entities.
Prepare and update company and real estate project budgets together with management.
Compare actual financial results with the budget and analyse variances.
Prepare and update cash flow forecasts based on business assumptions provided by management.
Coordinate the audit process: prepare information and documents for auditors, respond to auditors' requests, and resolve identified matters.
Requirements
Higher education in Finance, Accounting, or a related field.
At least 3 years of experience independently managing accounting operations.
Ability to independently manage the company's full accounting and prepare a complete set of annual financial statements.
Practical experience coordinating audits and working with auditors.
Good knowledge of Lithuanian accounting and tax regulations and the key provisions of the Labour Code.
Experience in payroll calculation and administration of employment-related documentation.
Experience preparing VAT returns, i.SAF registers, and other mandatory reports.
Ability to prepare budgets and cash flow forecasts and analyse variances between actual results and the budget.
Excellent Microsoft Excel skills.
Fluency in Lithuanian. Good command of English, both written and spoken.
Self-motivation, responsibility, attention to detail, and ability to meet deadlines.
Ability to clearly present and explain financial information to management.
Experience in accounting within the real estate development or construction sector would be a strong advantage.
Experience working with Standard ERP would be an advantage.
